Vacancy in Bucharest decreased further to 11.2%, supported by continued consolidation and a limited new-supply pipeline. Net take-up reached 84,300 sqm year-to-date, and headline prime rents remained stable at EUR 22 / sqm / month. Consumer goods, professional services and technology were the most active occupier categories so far this year in terms of net demand.

Industrial Market Recap Q3 2025
Romania’s modern industrial stock surpassed 8.03 million sqm in Q3. Net take-up reached 430,000 sqm YTD, reflecting continued expansion, while deliveries slowed and could reach the lowest level of the past six years, signalling a more selective development pipeline. Vacancy stood at 4.7%, while prime rents contracted to EUR 4.75 / sqm / month. Retail and 3PL operators represented the largest share of demand.
