During the first nine months of 2013, the SME’s demand for office areas, registered by ESOP Consulting, was 424,906 sqm, i.e. 14% more than that of the first three quarters of 2012.
The volume of transactions at the company level increased during the first nine months of 2013, compared to the same period of 2012.
“2013 is characterized by an intensification of relocation intentions. Although, probably, some of these will materialize in transactions concluded in the first part of 2014, one may notice a higher level of confidence on behalf of the managers, in the perspectives of their own companies and the re-launching, by many of them, of their business development plans. Unlike the previous year, the reasons for relocation are more frequently related to the need to expand the office area and increase employees’ comfort”, declared Alexandru Petrescu, Managing Partner at ESOP Consulting | CORFAC International.
Demand structure and evolution during the first nine months, by budgets
During the first nine months of this year, the total volume of office demand has increased within all budget segments, thus confirming the predication regarding a better year than the previous one, on the office market.
Still the largest number of customers manifested their interest in office areas below EUR 11/sqm/month, more specifically 54% of the total volume of this period’s incoming requests were related to the budget segment below EUR 11/sqm/month.

During the first nine months, ESOP concluded by 20% more transactions than in 2012, with a number of 81 transactions in 2013, compared to 67 in the same period of 2012.
“2013 is a more dynamic year, one can sense a positive tonus among the decision makers from medium companies. On the medium term, it will be difficult to balance the wide gap between the demand and supply, therefore we recommend the owners of office areas to remain open, flexible and look for constructive solutions,” declared Alexandru Petrescu from ESOP.
