P3 Poznan Reinforces Key West Poland Manufacturing Position With Sofa.com BTS Deal

by P3 Logistic Parks April 7, 2014

PointPark Poznań’s position as one of western Poland’s most strategically located sites for new manufacturing facilities has been strengthened with the agreement to construct a 11,252 m2 build-to-suit (BTS) production and warehouse facility for online furniture retailer Sofa.com. The company will lease the facility from PointPark Properties (P3), the specialist investor, developer and asset manager of warehouse properties. The agreement comes just weeks after P3 handed over a similar BTS project at PointPark Poznań to PF Logo Express.

Piotr Bzowski, P3 Poland’s Leasing and Development Director said: “Many factors come together at PointPark Poznań to make it a very interesting location for companies looking to establish a manufacturing facility. The park has approximately 88,000 m2 available space and is excellently located on motorway and rail links to the rest of Poland and Western Europe. While other companies relocating recently to the western part of Poznań have experienced difficulties in finding the right employees, there is a large pool of skilled labour close to this park, as witnessed by the success of the companies such as PF Logo Express, CEVA Logistics, DHL, Transpol CI, Hager Polo, Wheels Logistics and Norbert Dentressangle who have already located there and who have been successful in attracting the staff they need.”

Sofa.com sells high-quality furniture such sofas, chairs and beds to on-line customers in Western Europe, Asia and the United States. The new facility, which will be the company’s first major investment in Poland, will be operated by a subsidiary company, Zaparoh. Construction of the building will start by the end of March, with completion scheduled for September. The facility will consist of 4,386 m2 production space, 6,201 m2 of warehousing and 665 m2 in offices.

PointPark Poznań is located some 10km from the city of Poznań and close to the A2 highway, that since 2012 provides Warsaw with an unbroken motorway link to Berlin and Western Europe. The park has a total space of 194,569 m2 including BTS opportunities with valid construction permits for four buildings covering 88,000 m2.

Rohan Blacker, Sofa.com’s Founder said: “We aim to supply customers with better furniture at prices better than what they can find in stores and for this we need to have the right production and distribution facilities. PointPark Poznań offers a very attractive combination of an available labour force with a location that allows easy transport to our largest markets”.

In early March, P3 handed over a newly-built 26,743 m2 manufacturing and distribution facility at PointPark Poznań to PF Logo Express, which is part of PF Concept that designs and produces promotional gift products such as umbrellas, lighters, torches, tools, posters and t-shirts on behalf of more than 9,000 customers operating in over 60 countries. The expansion almost doubled the company’s space at PointPark Poznań.

Piotr Bzowski concluded: “There is a shortage of logistics facilities available on the Poznań market, which is why we see more and more companies turning to BTS projects to meet their production and distribution needs.
