Companies are currently facing a major challenge in terms of setting up offices so that they can be adapted to the “normal” post-pandemic, ie to respect social distancing and employee protection measures, but at the same time to use the largest possible proportion of existing spaces.

Thus, despite the restrictive safety rules, there are solutions so that the existing spaces are used in proportion of over 90%, one of them being the implementation of a new concept, namely the ”Pivot Spaces”.

"In the real estate and fit out industry, it is a model of designing common spaces in such a way that they are multifunctional and easy to reorganize at any time. In the era of coronavirus and the need to maintain social distance, the so-called pivot space works best for redesigning a former office”, comments Cezar Florea, Managing Director Tetris Romania.

Pivot space is mainly based on furniture. Among the elements that can be used to give flexibility to offices are single seats with high backs, modular desks and tables, combined and folded in various configurations, armchairs and sofas consisting of modules that can be arranged in various ways, barriers separating different work zones in the form of plants, walls, curtains, etc, non-standard furniture, bespoke, adjusted to the selected space.

”We suggest our clients to take a second look at their offices and efficiently adapt them to the standards and expectations that COVID-19 has left in its wake. Available space must be re-imagined, so that the workplace is safe, but also efficient, flexible, modern and aesthetic. Remote performance of duties will more and more often be combined with office presence. These, in turn, will take on the role of a "hub and club", which means creating such work environments that favours cooperation, business and social meetings, meetings and interactions so much needed to be productive and creative in business, explains Cezar Florea, Managing Director Tetris Romania..

The reactivation of office spaces is inevitable and is gaining momentum

JLL's research shows that 58 percent respondents miss their office. This sentiment is felt especially by the representatives of the millennial generations. While there is a lot of talk about remote work as a new trend set by the coronavirus, the reactivation of office spaces is inevitable and is gaining momentum.

”It's a natural turn of events. During the lockdown, accommodating to remote work system was a priority. It showed that effectiveness of such work seems satisfactory. However, after a few months of operating from home, employees simply miss the opportunity to meet in the office, work in a professional office space and coworking environment”, says Cezar Florea, Managing Director Tetris Romania.  

Pivot spaces are more and more appreciated in Europe and we see it as an opportunity for the local market, the implementation of this concept being based at the same time on technological solutions that reduce the direct interaction between people.

According to Tétris experts, IoT solutions will be more and more boldly implemented in Pivot Spaces. It is mainly about creating contactless jobs. A strong focus on sterility and hygiene in offices aims to provide a sense of comfort to employees. It will become common to use technology to manage office traffic, book conference rooms, fill out electronic health questionnaires, as well as screening and biometric tools. The process of digitization of workplaces will, of course, be supported by mobile applications and BIM (Building Information Modeling) systems, which, thanks to IoT, will provide information on the availability of rooms, the number of people in a given room or air purity in a given area.

Smart technologies in offices mean the direction of change without reverse gear. However, it's time to use them also to create environmentally friendly places. Green offices and sustainable development of companies as well as modern technologies are not trends that compete with each other, but systems that are interconnected, which, when wisely designed, give great results.
